Percentage of Resident Population by Dwelling Types
Since 2000, there has been a decline in the percentage of households living in HDB flats, while the percentage residing in private non-landed properties has increased.
Average Household Size
The average household size among resident households decreased from 4.87 persons in 1980 to 3.11 persons in 2023.
This means that the number of people staying in each property is decreasing over the years.
Singapore’s Resident Population
On the other hand, our resident population (Singaporeans and PRs) is growing.
Singapore’s Non-Resident Population
Our growing non-resident population is another significant factor influencing rental demand.
So, what is supporting demand for housing?
Singapore’s growing population, coupled with declining household sizes, is driving increased demand for housing.
To maintain affordability and sustainability, the government is actively increasing housing supply.
In a press release by the Ministry of National Development on 2 January 2025, it is reported that HDB remains on track to launch 100,000 flats between 2021 to 2025.
As for private properties, the Confirmed List supply for 1H2025 indicates a pipeline of approximately 57,200 private housing units.
